Healthpeak Properties Sells Brookfield Minority Stake in $2.1 Billion Portfolio

Real estate investment trust Healthpeak Properties is selling to Brookfield Asset management a 49% stake in a $2.1 billion portfolio of outpatient medical buildings in the U.S.
The companies said Monday that the long-term strategic capital partnership will see Healthpeak continue managing the portfolio of properties, in which it retains a 51% stake, while receiving gross proceeds of $1.025 billion from the sale of its 49% interest.
The deal provides Healthpeak with long-term capital while preserving its operational control of the portfolio.
Healthpeak has an option to buy back the stake from Brookfield in seven years at a price that guarantees Brookfield a 6.5% annual return on its investment.
The portfolio consists of 86 properties with about 5.6 million square feet across 11 states, including Kentucky, Indiana, Pennsylvania, Arkansas, Illinois, Minnesota, New Jersey and New York. The properties are 95% leased, with a weighed average remaining lease term of six years.
